Building a new home from scratch is an exciting and rewarding experience. Not only do you get to choose the perfect homesite, but you also personalize the space to suit your style the way you live! The process of building a new home is easily understood in a few simple steps!
What happens before construction begins?
STEP ONE – Select your Homesite
Your Community Sales Manager will review the site plan and available homesites with you. You will have the opportunity to visit and walk the available homesites, and choose exactly where you would like to build your new home!
STEP TWO – Select your Floorplan
Your Community Sales Manager will help you to choose the plan that suits your lifestyle. Select from a variety of thoughtfully designed plans to find the one that best suits you and your family!
STEP THREE – Select your Elevation, Architectural Options and Exterior Colors
The team at Fielding Homes has taken great care in designing authentic and beautiful exterior elevations. Choose from among several attractive elevations, and select the exterior colors that most appeal to you. Additionally, each plan offered by Fielding Homes has a variety of flexible interior spaces. Your Community Sales Manager will assist you in selecting the best architectural options to suit your needs.
STEP FOUR – Sign your Sales Agreement
This step must take place within 7 days of reserving a homesite. The Community Sales Manager will review the down payment amount that will be needed at time of closing. Homeowner’s Association Documents will be supplied for your review. A Deposit and a Mortgage Application is required at this time.
STEP FIVE – Secure financing for your Mortgage
You can expect to be contacted by a Mortgage representative after signing an agreement in order to discuss financing options. Our preferred lender has a variety of financing programs available to meet a different home buyer needs.
STEP SIX – Personalize your new home in the Fielding Homes Design Studio
Within five days of signing your purchase agreement, a meeting will be scheduled with your Design Studio Consultant. During this appointment, you will have the opportunity to choose from a rich collection of cabinet finishes, beautiful hardwood floors and carpets, a wide selections of granite, stone and tile products, finish hardware products, and wide selections of appliances, designer light and plumbing fixtures. Our experienced design professionals will help you through the design process to ensure that you are delighted with your selections!
CONSTRUCTION BEGINS! WHAT HAPPENS NOW?
STEP ONE - Meet with your Team for the Pre-Construction Orientation
Your Fielding Construction Manager and Community Sales Manager will reach out to schedule this meeting. Our team will describe the general construction process and the Fielding Quality Assurance Inspection Program. We will review the selections you have made so far so that we can ensure that they are correct on the construction plans.
STEP TWO - Meet your Construction Manager for a Pre-Drywall Orientation
When framing and rough mechanicals are complete, your Community Sales Manager or Construction Manager will contact you to schedule the first orientation before drywall installation begins. You will have the opportunity to see behind the walls, observe the quality features, and learn about the products and materials used in the building of your new home.
STEP THREE - Meet your Construction Manager for a Pre-Closing Orientation
Approximately one week prior to your closing transaction, your Community Sales Manager will contact you to schedule the Pre-Closing Orientation. This orientation is designed to familiarize you with the operation and care of your new home. In addition, we will ensure that the home is clean, that everything is working properly, and that the home is ready.
STEP FOUR - Meet your Construction Manager for a Re-Walk and Pre-Closing Sign Off
A short Re-Walk will be held just prior to the closing process to ensure that everything is in order and that your home is move-in-ready. The Pre-Closing Sign Off is intended to ensure that any findings noted during the Pre-Closing Orientation have been resolved prior to your closing transaction. It is Fielding Homes’ full intent to have any and all issues resolved prior to your closing transaction.
The Fielding Homes Closing Coordinator will arrange much of what takes place during the Closing Process, and will help guide you through it.
SCHEDULE THE CLOSING PROCESS DATE TIME AND LOCATION
Your Fielding Homes Closing Coordinator will contact you three weeks prior to the closing transaction to notify you of the closing date, time, and location.
STEP TWO - Gather all Necessary Items per Closing Transaction Checklist
There are quite a few things that will need to be gathered prior to closing day. Your Fielding Homes Closing Coordinator will help you gather these things.
STEP THREE - Attorney's Preparation of Closing Statement
The Attorney will prepare a financial statement that will summarize all of the transaction amounts.
STEP FOUR - Participate in Closing Meeting at Attorney's Office
The Closing Attorney, along with their paralegal, will explain the many documents, the closing statement, the terms of the mortgage loan, and all other important parts of the transaction. They will also ensure that all necessary documents are approved, signed, and notarized, if required.
STEP FIVE - MOVE IN TO YOUR NEW HOME!
